Land and property area units in India

Land in India is measured in many units: square feet and square yards (gaj) for city plots, acres and hectares for farmland, and local units such as bigha, guntha, cent, ground, marla and kanal. This converter turns any of them into all the others, with the bigha size for your state.

How the conversion works

Area in unit B = area in unit A × (sq ft per unit A ÷ sq ft per unit B)

Every unit is converted through square feet. 1 acre = 43,560 sq ft = 4,840 gaj = 40 guntha = 100 cents. 1 hectare = 10,000 sq m = 2.471 acres. 1 square metre = 10.764 sq ft, and 1 gaj (square yard) = 9 sq ft. 1 kanal = 20 marla = 5,445 sq ft, and 1 ground = 2,400 sq ft.

Before you buy or sell land

  • Bigha, biswa and katha have no single national size. They vary between states and sometimes between districts, so always check the area in square metres or acres in the land records.
  • Sale deeds and land records are increasingly written in square metres or hectares. Use those figures for registration and stamp duty, not a local unit.
  • Carpet area, built-up area and super built-up area of a flat are different. Under RERA, builders must quote the carpet area.
  • Guntha is used in Maharashtra, Karnataka, Telangana and Gujarat; cent in Kerala and Tamil Nadu; ground in Chennai; marla and kanal in Punjab, Haryana, Himachal and Jammu & Kashmir.
  • When measuring a plot yourself, measure every side, because few plots are perfect rectangles.

Worked example

  1. A 200 gaj plot = 200 × 9 = 1,800 sq ft
  2. In square metres: 1,800 ÷ 10.764 = 167.2 sq m
  3. 1 acre of farmland = 40 guntha = 100 cents = 0.4047 hectare
  4. 1 bigha in Rajasthan (pucca) = 27,225 sq ft = 0.625 acre
  5. 1 bigha in West Bengal = 14,400 sq ft, so the same word means about half the area
